1- What is Ejari?
Introduced in 2007 by the Real Estate Regulatory Agency (RERA), Ejari is an obligatory online registration system for all tenancy contracts within Dubai. It serves several vital functions:
Legal Drafting: Ejari ensures that all private rental contracts adhere to legal standards and follow a government-approved format.
Official Rental Record: It officially records the agreed rental price, providing a concrete basis for the landlord-tenant relationship.
DEWA Account Setup: It acts as the fundamental first step in establishing your DEWA (Dubai Electricity and Water Authority) account for water and electricity services.
2- The Benefits of the Ejari System
The Ejari system plays a pivotal role in maintaining a harmonious relationship between landlords and tenants. Its benefits include:
Preventing Fraud: By recording the rental price, Ejari eliminates the possibility of fraud or document tampering by either party, ensuring fairness in the transaction.
Contract Validity: It serves as evidence of the validity of a tenancy contract, making it legally binding and enforceable.
Transparency: In the event of a dispute, Ejari's records provide transparency and clarity, allowing for fair conflict resolution.
