How to Register Your Ejari Online in Dubai for 2023

Have you found your perfect place to rent in Dubai? The first step on your checklist should be registering your Ejari, a crucial process for both landlords and tenants.


1- What is Ejari?

Introduced in 2007 by the Real Estate Regulatory Agency (RERA), Ejari is an obligatory online registration system for all tenancy contracts within Dubai. It serves several vital functions:

  • Legal Drafting: Ejari ensures that all private rental contracts adhere to legal standards and follow a government-approved format.


  • Official Rental Record: It officially records the agreed rental price, providing a concrete basis for the landlord-tenant relationship.


  • DEWA Account Setup: It acts as the fundamental first step in establishing your DEWA (Dubai Electricity and Water Authority) account for water and electricity services.

4- How to Access the Ejari System and Register the Contract

Tenants can register their Ejari through two primary methods:

  1. Trustee Centre: Visit a trustee centre dedicated to Ejari registration.


  1. Dubai REST Application: Utilise the Dubai Real Estate Self Transaction (REST) application, a digital platform for managing real estate activities.


5- Registration Fees

There is a registration fee for Ejari in Dubai in 2023. The exact cost varies depending on the method of registration:


- Dubai REST Application:

  • AED 155 for the registration of Ejari contracts (excluding VAT)

  • AED 10 Knowledge fee

  • AED 10 Innovation fee


- Real Estate Services Trustees Centres:

  • Total AED 219.75 (Including VAT)

  • AED 10 Knowledge fee

  • AED 10 Innovation fee


6- How Long Does It Take to Get Ejari?

Once you've completed the registration process, you can expect to receive the official Ejari contract, including all terms and conditions and a unique Ejari ID. If you applied through the website, this typically takes one to two working days. Alternatively, if you use the Dubai REST application, you'll receive it instantly.


Following your Ejari registration, you'll also receive a text message to set up your DEWA connection for essential utilities.


7- How to Register for Ejari

To register Ejari online through the Dubai REST application, follow these steps:


  • Download the Dubai REST application.

  • Open the 'Services' tab and select 'RERA.'

  • Click on 'Register Ejari Contract.'

  • Complete the application accurately and attach the required documents.

  • Submit the application.

  • The owner or landlord must approve the tenant's registration request through Dubai REST.

  • Once approved, pay the Ejari registration fee through the app.

  • The Ejari contract will be issued immediately on the Dubai REST app.


8- Required Documents for Ejari Registration

To successfully register your Ejari, gather the following documents:


  • Original signed tenancy contract

  • Security deposit receipt

  • Tenant's passport (for non-GCC country nationals)

  • Tenant's UAE Visa (for non-GCC country nationals)

  • Tenant's Emirates ID

  • Copies of the landlord's passport (if the landlord is an individual)

  • Copy of a valid power of attorney document (if a PoA has signed the contract). Note that PoA documents must be renewed annually.

  • Copy of the title deed of the rented property

  • 9-digit DEWA Premises Number (or copies of recent DEWA bills/Green bill accepted)

  • DEWA bill and previous Ejari if you are renewing

  • Trade licence (for commercial properties)


9- Ejari Renewal

Ejari renewal is a requirement each time you renew the tenancy contract for your rental property in Dubai. This process can be completed online by submitting the necessary Ejari renewal documents.


10- Transactions Requiring an Ejari Contract

Ejari is necessary for various transactions, including:

  • Residence visas, new applications, and renewals

  • Electricity, water, telephone/television/Internet connections

  • Procurement of a commercial licence

  • Employment of domestic staff

  • Procurement of an alcohol licence


11- Ejari Cancellation

If you are moving out of a property, it is the tenant's responsibility to cancel the Ejari registration. 


The procedure for cancellation involves obtaining a No-Objection Certificate (NOC) or cancellation letter, either by visiting an Ejari office in Dubai or downloading the cancellation form online. The cancellation process typically costs AED 42 or 43 and is generally completed within an hour of submitting all the required documents.
